Aditya Kasturi | Realogics Sotheby's International Realty

If taxes are moving you out, execute the move properly

Done carelessly, a relocation can leave Washington tax exposure in place anyway. The property side of leaving deserves the same rigor as the decision itself.

What the engagement covers

  • Sell or retain. The coordinated sale is one path. Keeping the Washington house as an exempt-class rental is sometimes the better outcome, and we model both.
  • Timing. The departure year interacts with planned gain realizations. Your CPA sets the residency strategy; the property moves are scheduled inside it.
  • The destination side. Referral into vetted Sotheby's brokers in the destination market, with the two transactions sequenced so you are never carrying both houses unintentionally.
  • The point most households miss. Washington real estate owned by non-residents remains subject to Washington's estate tax. Deciding what to keep here is part of the plan, not an afterthought.

I take no position on whether you should stay or go. My job is clean execution in either direction.

This is not tax or legal advice. Aditya Kasturi is a licensed real estate broker, not a CPA, attorney, or financial advisor. Figures are illustrative, based on Washington and federal law as understood at the time of writing, and laws change. Confirm any strategy on this page with your CPA and, where relevant, your estate planning attorney before acting.

Common questions

Is there an exit tax when leaving Washington?

No. Washington has no exit tax. What matters is residency timing relative to gain realizations, and what you continue to own here. Both are plannable with your CPA.

Should we sell before or after establishing residency elsewhere?

For the house itself it rarely matters to Washington, since real estate sales are exempt either way. For everything else on your balance sheet, timing matters a great deal. That is the CPA conversation this service plugs into.

Start with your numbers

Tell me where you are in the decision and I'll come back with real figures, not a pitch.

Thinking about leaving?

Model both paths before deciding. The numbers surprise people in both directions.
